We have prepared this section for you as a guide of important information designed to make the reservation process more straightforward. Please take the time to read through this section carefully before you book.

General Booking Conditions
These Booking Conditions contain some exclusions and limitations of liability. If any part of the conditions proves to be invalid or unenforceable, the rest of the conditions will remain valid.

These terms and conditions, together with our web site terms and conditions of use and privacy policy, constitute our agreement with you for the use of our accommodation booking services.

Your booking on this web site is conditional on you accepting our terms. If you do not agree with any part of them, you must not proceed with your booking. By paying the full amount or the deposit for your holidays, you accept that you have read, understood and accepted our terms. If there is any part that you do not fully understand, or if you have a query on the product, please contact us.

When submitting your offer to book any accommodation offered on this web site at the suggested price, we will be able to confirm this offer normally within 24 hours of you submitting it.

We will not have any contract with you for the supply of any product at the price offered until we have confirmed your booking and have received the necessary payment (see "Payment" section below). If you have any questions, please feel free to contact us.

When booking through a travel agent for arrangements that include, but are not limited to arrangements by us, your contract will be with the agent and not with us, who will simply be a supplier to your agent.

In case you wish to alter any aspect of your booking before or after it has commenced, we and/or our agents will do the best to make the changes you have asked for, subject to you being responsible for any cancellation / retention charges that may be levied for the arrangements originally booked, for the cost of your new arrangements and for any costs incurred by us and/or their agents in attempting to secure or securing any revised arrangements. All such charges and costs are payable locally.

Your reservation is only valid as specified in your confirmation. Under no circumstances this reservation can be transferred, exchanged, bartered, traded or used as payment for other services unless confirmed by us writing.

In the unlikely event that you have cause for complaint about any of the services or facilities provided in connection with your holiday arrangements booked with us please bring it immideately to the notice of our representative/agent and/or the hotel who will try their best to solve the problem. If the matter cannot be put right on the spot you must contact our office at one of the numbers provided to you together with your confirmation. If we feel you avoided action to redress a problem when it occurred, no compensation will be offered if it is brought to our attention later.

Confirmation of your stay
When you confirm your stay (itinerary and accommodations ) we make a temporary reservation with our service providers . This temporary booking will be confirmed upon receipt of full or partial payment of the services offered. (See terms and payment dates in our proposal.)

Payments can be made by credit card (PayPal) , or by bank transfer. Please note that we do not accept payments by bank transfer within 2 weeks before arrival. We are not responsible for any cancellation fee if you make a transfer during this period. The payment schedule will be communicated in our proposal.

Cancellation made 90 days or more before your arrival date is free. If cancellation occurs between 45 and 89 days prior to your arrival date, we keep 10% of the booking amount. If cancellation occurs between 30 and 44 days prior to your arrival date we hold 30 % of the amount of your booking. If cancellation occurs between 29 days and the day of your arrival, we keep the total amount of your stay.

Your Responsibilities
If part or your whole trip should be canceled for one or more of the reasons listed below , we cannot be responsible:

Travelers need a passport issued by their respective countries (valid for at least 6 months after the end of their stay).

All customers must obtain all necessary visas and relevant documentation prior to departure. Please note that Sri Lanka has implemented a new regulation on visas (Visa Electronic Authorization - ETA) that requires you to register on their website www.eta.gov.lk before arrival.

Travel Insurance
We strongly recommend that you subscribe a travel insurance. We cannot be held responsible if you are traveling without travel insurance.

You must not behave in a way which may cause distress, danger or disturbance to others or which may damage the properties. If you are evicted from a hotel for wrong behavior, we will not refund any portion of the cost of your holiday and, if we incur any expense as a result of your behavior, you will be obliged to compensate us for that expense.

Hotels facilities
Our experts inspect every property and facility regularly to ensure that the contents of this web site are accurate. However, circumstances can change after publication. For example, all the facilities in a resort might not be fully functional in early or late season. A pool may be closed for maintenance, or air conditioning may only be available at certain times of the day and/or year. Public holidays and religious festivals may also affect the availability of resort and hotel facilities. We will tell you of any changes that we know about when you book your accommodation.

Additional Informations
Public holidays and religious festivals may also affect the availability of certain services in hotels (including alcoholic beverages may not be served during some holidays ).
It is also possible for reasons of maintenance (or exceptional reasons ) , some facilities at the properties are not functioning. When we are informed of such inconveniences in advance, we are trying to find alternatives. However , we cannot be held responsible for such situations.

We reserve the right to prevent you from participating in excursions we offer, if in the reasonable opinion of our staff or the excursion provider, you are unfit to undertake the trip or it presents a danger for your safety. Under these conditions , your sole remedy against us will get a refund of the cost of this tour.
